Muzen Tower in the Resident topped out The Hague, 23 March 2000 – The Muzen Tower, one of the office buildings in the Resident, will be topped out today. The Resident is a city centre development within walking distance of The Hague’s finest shops and the Central Station. The ceremony will involve hoisting up one of the spires that are to be installed on the roof. The steel spire is 5 metres tall, bringing the overall height of the Muzen Tower to 78 metres. Over the next few weeks the green copper-coloured roofing sheets will be fitted to the 65 tonne steel structure. The Muzen Tower is located on Wijnhaven, directly across from the Town Hall. The building, which is 73 metres high excluding the spire, was designed by the Austrian architect Rob Krier. The Muzen Tower is octagonal and is directly connected to the Muzenplein car park (room for 354 cars). Together with the adjacent Orion and Sirius office buildings, it represents an important gateway to the Resident. The Muzen Tower has a total gross lettable floor area of 17,800 m2. MAB is leasing 7,800 m2 itself, and a further 10,000 m2 is available. The Muzen Tower is scheduled for completion in the first quarter of 2001. The multifunctional Resident project covers the area bounded by the
Fluwelen Burgwal, Herengracht and Turfmarkt. The Resident, a city within
a city, builds a bridge between the low-rise building in the old city
centre and the large-scale office blocks around the Central Station in
The Hague. The Castalia and Helicon buildings (which accommodate the
Dutch Ministry of Public Health, Welfare and Sport), the Zurich Tower
(occupied by Zurich, MCI Worldcom, Stevens Thunissen Vos and Regus) and
the Orion building have already been completed. By mid-2002 the Resident
will comprise 115,000 m2 of offices, 315 homes, 4,500 m2 of shops and
800 covered car parking spaces in three car parks (the Zurich car park
is not public). The homes on Clioplein, Muzenplein and Muzenstraat and
the Sirius office building are currently under construction. MAB is an independent, integrated property enterprise with branches in the Netherlands, Germany, France, the United Kingdom and Belgium. The company develops, manages, purchases and sells property using its own finances and at its own risk. Since it went into business in 1970, MAB has specialized in the development of substantial man-made environment planning processes in a predominantly complex city centre context. Bouwfonds Financiering Vastgoed B.V., an operating company of Bouwfonds Hoevelaken, is financing the Resident project. This company operates in three sectors of the property market, namely development, financing and management. March 23, 2000 |
