MAB sells Muzentoren to WestInvest
The Hague, 29 June 2000 – Today
the purchase contract for the Muzentoren building and the Muzenplein
car park (354 spaces) was signed by the German investor ‘WestInvest’.
Muzentoren is an office building situated in The Hague’s ‘de
Resident’ city centre project.
The Muzentoren
The Muzentoren building is situated at Wijnhaven, right across from the
town hall and directly connected to the public Muzenplein car park.
The 73-meter-high building was designed by the Austrian architect Rob
Krier. Together with the adjoining Orion and Sirius office buildings,
it forms a key entrance to de Resident. Muzentoren will offer a total
of 14,348 m² of gross lettable floor space (17 floors). MAB itself
has leased 3,500 m², while Advanced Travel Partners will occupy
the ground and first floors. Some 9,500 m² is still available
for lease. The Muzentoren building will be handed over in the first
quarter of 2001.
De Resident
The multifunctional de Resident project covers the area between Fluwelen
Burgwal, Herengracht and Turfmarkt. De Resident, a city within a city,
forms a bridge between the low-rise buildings of the old city centre
and the large-scale office buildings within the vicinity of The Hague’s
Central Station. De Resident is a development of MAB and Bouwfonds
Financering Vastgoed.

In mid-2002, de Resident will consist of 115,000 m² of offices,
315 residential units, 4,500 m² retail and 800 covered parking spaces
divided between three car parks (the Zurich car park is not open to the
public).
Of the total of 315 residential units, 106 have been sold to AZL; 176
of the 209 owner-occupied units have now been sold as well. The first
residential units have been handed over at the beginning of June. The
final-stage construction of 62 residential units has started. Their sale
has commenced, and most of the units are now under option or already
sold. The units are for sale at Jacobus Recourt and Frisia.
MAB
MAB is an independent, integrated property company with offices in

at its own account and risk in the development, management and purchase/sale
of property. Since its foundation in 1970, MAB has specialised in the
development of major spatial planning processes in predominantly complicated
inner city situations.
Bouwfonds Financiering Vastgoed
Bouwfonds Financiering Vastgoed B.V., which has been serving as de
Resident’s
project financier, is an operating company of Bouwfonds Hoevelaken. This
enterprise is active in three property market sectors: development, financing
and management.
WestInvest
WestInvest Gesellschaft für Investmentfonds mbH is a subsidiary
of Westdeutschen ImmobilienBank (50%), DGZ-DekaBank (40%) and the Landesbank
Schleswig-Holstein (10%). Jones Lang La Salle were the advisors for WestInvest.
